Remember that post from a few weeks back? I talked about the W South Beach shuttering. I guessed it would become a Waldorf. Turns out I wasn’t wrong.
It is now confirmed. The Miami Beach icon is changing coats.
The Exit
2201 Collins Ave. That is where it sits. The W Hotel closes mid-August 2025. Check the Marriott site if you want proof. Bookings stop August 17. That’s it. Done.
They are going under for a major overhaul. When they reopen it won’t be a W. No more Marriott tie-up. Instead we get the Waldorf Astoria label. That puts them in Hilton’s orbit.
There is a cost to this shift. About 340 jobs vanish. Permanently.
The W South Beach isn’t your average W. It punches above its weight. For years it was the place. A cool party spot. The daily rates there were some of the highest in the entire system. People paid to be seen there.
The Rebrand
I knew this was coming because of the buyers. Reuben Brothers bought the property back in October 2023 for $400 million. You can trace the money to predict the brand.
They are huge on Hilton right now. Look at London. They own the Waldorf Astoria there. The dots connect.
The new opening? Late 2027. A long gap. But the promises are specific. They call it “meticulous.” Here is what we are getting.
348 new suites. Big ones. Ocean views. Balconies. Contemporary vibes.
Plus a new arrival experience. They are bringing back Peacock Alley. It is their signature gathering spot. For guests and locals.
There is a new food program. Led by chefs who matter. A curated spa too. An updated gym. And the 48,00-square-foot pool deck gets better. Cabanas included. Event spaces get a fresh coat of paint too.
Is this needed? The W had a $30 million renovation recently. In 2020. So the bones are good. It isn’t dilapidated. Just different. The aesthetics of W and Waldorf do not mix. One is neon. The other is marble.
Why switch? It makes sense.
Hilton is lacking in Miami Beach. They have nothing true luxury there. Marriott? They have too much. St. Regis. EDITION. Ritz-Carlton. The market is crowded on one side. Empty on the other.
This fills the gap.
The Waldorf Astoria is hot right now. It outshines the St. Regis and the Park Hyatt. It feels current. Expensive. But cool.
There is another Waldorf being built in Miami. It will be the tallest building in the city. But Miami Beach is different. It needs this.
The W closes in weeks. Then comes the dust. Then the construction. Winter 2027 is the target.
We will see more aesthetics than structure changes. I expect that. It’s a rebrand. Not a rebuild. But the feel will shift. Drastically.
